The full story

Staff presented case 251019, a staff‑initiated rezoning of properties along Dodgen Avenue from C1/C2 commercial to R6 and R6 PUD to preserve adjacent neighborhood character. The staff presentation noted 23 tax parcels in the notification area and recommended approval with conditions for parcels where existing lot sizes and setbacks require R6 PUD classification to allow reconstruction at current dimensions.Staff and commissioners worked through address and map discrepancies during questions; staff confirmed that 812 North Dodgen should be corrected to R6 PUD (from C2) and explained that county address assignments can differ from mapping services. Staff said one property (805 North Dodgen) is one single‑family dwelling comprised of multiple tax parcels and that the corrected paperwork will remove an incorrect duplicate address.A public hearing produced no opposition. A commissioner moved to approve the rezoning as amended and the commission voted 7–0 (roll call: Nesbitt, Ferguson, Ashbaugh, O’Neil, Torres, Young and Chair Wylie). Staff said the R6 PUD designation for certain parcels will preserve current lot sizes and setbacks for reconstruction and rehabilitation.
