Board recommends rezoning and conditional use for 45‑space Oak Level boat/RV storage with screening conditions
Oct 21, 2026
A property owner requested rezoning of a 6.17‑acre Oak Level Road parcel to B2 and a conditional use permit for outdoor boat/RV storage (45 spaces). Staff recommended denial of rezoning for compatibility reasons but recommended conditional use approval if rezoned; the board recommended both rezoning and the conditional use with conditions including opaque fencing, 50‑foot buffers adjacent to RR1 properties, and a 45‑space limit.
The full story
The planning board recommended approval of a rezoning request (project 20260610) to convert a 6.17‑acre parcel on Oak Level Road from RR1 to B2 and approved a concurrent conditional use permit to allow outdoor storage of boats and RVs (maximum 45 spaces) as the primary use. Sarah, planning staff, said the parcel had a prior commercial use that lost its nonconforming status in 2021 and noted staff concerns about compatibility with surrounding rural residential properties, lack of public water and sewer, and the lot’s narrow flag‑lot access. Because of those concerns staff recommended denial of rezoning, but also laid out conditions under which a conditional use could be approved if a rezoning were granted.
