Rezone requested for Anderson Ranch Phase 4E from R‑1‑21 to R‑1‑12 for roughly 15.12 acres

Oct 20, 2026

The Planning Commission packet asked the Commission to recommend whether to rezone Parcel 01‑069‑0‑0122 from R‑1‑21 (half‑acre minimum lots) to R‑1‑12 (12,000‑sq‑ft minimum). Staff noted the change could alter subdivision layout from the previously approved 22‑lot plan and asked the Commission to evaluate compatibility and infrastructure.

The full story

A staff report asked the Grantsville Planning Commission to consider a zoning map amendment changing the approximately 15.12‑acre Anderson Ranch Phase 4E tract from R‑1‑21 to R‑1‑12. The request would reduce the minimum lot size from 21,780 square feet (about one‑half acre) to 12,000 square feet, potentially allowing a different lot layout than the 22 roughly half‑acre lots shown on City‑stamped May 2024 construction plans.
