Attorney William Germano presented on behalf of the applicant, Cooter Realty LLC and Capo Truck Equipment, and said the building had been a public garage since 1972. The proposed rebuilt facility would expand from about 8,500 to roughly 11,800 square feet and would include seven repair bays, office space and an interior fenced storage yard with 11 large truck stalls for vehicles awaiting repair or for sale. The applicant estimated daily staffing of about 11 employees (seven technicians and four office/sales staff).
Germano told the board the application requests a special permit for a public garage, variances to allow front‑yard parking on Edison and Mahan streets, approval for outdoor overnight storage of commercial vehicles and a parking reduction from 38 required stalls to 30 provided (about a 21% relaxation). He said nearby uses are predominantly industrial and that Penske and a bus depot border the site. The Planning Board recently reviewed the plan and reserved decision; no public opposition appeared at the ZBA hearing.
In their presentation the applicant noted the fenced storage area is gated and separated from customer parking; the southern gate to Edison and the eastern gate to Mahan provide controlled access. The applicant asked the board not to limit the special permit’s duration, saying the public‑garage use has existed continuously for decades and the request is to allow the long‑standing local business to reinvest.
The board heard technical questions and agreed to take the matter under advisement; no public speakers opposed the proposal at the hearing. The board reserved decision pending any technical clarifications and plan refinements.
