The village board voted to amend various sections of the zoning code to codify the long-standing practice of requiring commercial developments to proceed through the planned unit development (PUD) process. Staff member Nick introduced the ordinance and said the change would formalize the village's existing practice of bringing commercial developments through PUD review.
Nick described a PUD as a zoning tool that lets a developer and municipality collaborate on project-specific zoning provisions when the default code would not be appropriate. "This allows the municipality to have more input in the development process and ensures that the new development meets the surrounding character of the area," Nick said. He told the board the Planning and Zoning Commission had unanimously recommended approval.
A motion to approve the ordinance carried on a roll-call vote. Trustees recorded "yes" during the roll call, and the motion was recorded as carried. The ordinance does not change the requirement that individual projects complete the PUD process; staff said the amendment simply codifies the practice into the village code.
