Quarry Landings project reduces units; developer withdraws lodging component, will go to commission

When the Planning Board asked for an update on Quarry Landings, Brandon, planning staff, said the applicant removed two temporary lodging units and reverted the project to a residential configuration that will not require Planning Board recommendation. Staff said the project had been previously approved in 2022 for 243 units; the current proposal is for 133 units.
Staff explained that temporary lodging projects above certain thresholds (over 30 units per acre or 50 feet in height) require Planning Board review; with the lodging removed, the application will proceed straight to the City Commission and is expected to be scheduled for a two‑meeting decision next month. Brandon said the project had been through technical review committee (TRC) twice and that the lodging component had been the reason Planning Board review would have been required.
Why this matters: the unit reduction represents a significant change from the earlier 2022 approval and will alter project density, review path and potential public‑benefit negotiations. No formal action was taken by the Planning Board at the meeting.
