Planning commission advances Cornerstone Phase 2 preliminary plan

Burke County Planning Commission on Sept. 15 voted to advance the preliminary plan for Cornerstone Phase 2, a proposed subdivision of 10 single‑family lots on about 22.8 acres at 42 Blessing Lane, to the final plat stage. Staff recommended advancement after the county engineer deemed the plan compliant with the county subdivision ordinance.

The project file is 2412‑366. Planning staff said the developer is Jeff Michael and the engineer of record is Integrity Federal Services. The site is in the Arden District (Map 4, Parcel 7.2) about 150 feet off Arden Novo Road; the proposal calls for homes served by private wells and septic systems. The staff report said no waivers or exceptions were requested and that the preliminary plan meets the requirements of the Subdivision Ordinance (2009).

Mark McDonald, who identified himself as the engineer with Integrity Federal Services representing the client, attended the meeting. Commission members did not raise substantive questions on the record. A motion to accept staff recommendation and advance the preliminary plan was moved and seconded, the chair called for the voice vote and the motion carried.

Action taken was a formal vote to advance the plan to the final plat stage; no final plat decision was made at the Sept. 15 meeting. Any subsequent final plat review and required advertising and public hearing will occur at a later meeting if the applicant files for final plat approval.

File numbers, the engineer’s compliance finding from county engineer Doug Smith, and staff’s recommendation were recorded in the planning staff report presented at the meeting.
