Staff told the board there is an outstanding code enforcement case, 23-270, relating to a prior conversion of an existing shed to living space; the owner has since rescinded use of the structure as a dwelling and said it will be used as an office and gym. Staff said the accessory structure exceeded the code limit because the primary house is about 1,000 square feet and the accessory structure would exceed 50% of that area. Applicant Jose Castaneda told the board he and his mother purchased the property and learned about the issue afterward; he said they are trying to regularize the structure and that it provides space for his elderly parents. The board moved to approve the requested variances and voted in favor by voice vote; no members of the public spoke in opposition at the hearing.
