Maintenance staff report lists elevator mandate, transformer issues and other facility updates
Summary
Lee County maintenance staff reported on recent repairs and outstanding facility issues including boiler valve replacements, vestibule painting, an elevator door-safety mandate tied to the Illinois Fire Marshal, low-voltage problems at the New Courts transformer that may require ComEd involvement, and several smaller projects and postponements.
Eric, a maintenance department staff member, gave the committee a rundown of recent repairs and ongoing facility issues at Lee County properties. He said crews replaced two valves in a boiler system, bled air from variable-air-volume (VAV) units, and finished painting the north vestibule.
Eric outlined multiple outstanding items that staff are tracking. He said Konase (as referenced in the meeting) notified the county of an Illinois Fire Marshal requirement affecting elevators installed since Jan. 26 of an unspecified year; county equipment must be updated within a three-year timeframe. Eric said the county is still determining cost implications.
At the New Courts facility, staff have observed low voltage at a transformer and voltage drops under load that appear to reflect an undersized transformer for the addition. Eric said the county will request ComEd engineering support to analyze the issue and that a new transformer is hoped for; he said he has heard the utility’s replacement may not be a direct cost to the county but that final determinations are pending.
Other items Eric reported: a recent roof leak near an RTU for which Anderson Roofing has been contacted; two domestic hot-water leaks at the Law Enforcement Center (LEC) that have been repaired; numerous controller and actuator board replacements in the LEC requiring continued work; kennel-wall work postponed until November or spring; new carpet installed for the public defender’s office in the old EMA conference room; and relocation of IT functions to an older IT room on the building’s first level.
Committee members asked questions and made brief comments during the report; no formal committee action was taken on any of these maintenance items. The meeting concluded with a procedural motion to adjourn that passed with the members present voting aye.
