The Alpena City Council on June 16 approved a five-year lease with the Sunrise Side Co-op Market for the Marina Shop building, extending the agreement through June 30, 2030 and increasing rent and utility contributions.
City staff said the co-op moved into the Marina Shop storefront in September 2024 under an intentionally short agreement that expired June 30, 2025 to allow a contract aligned with the city's fiscal year. The new lease increases base rent from $500 to $600 per month and raises the co-op's monthly utility contribution from $1.75 to $2.20.
Council and staff praised the co-op's contributions to marina activity and noted the group is working toward obtaining a retail food license. Mayor Cindy Johnson requested an addition to the agreement: that Sunrise Side Co-op Market coordinate with city-approved events (for example, to arrange vendor access and gate logistics for events such as the Brown Trout Festival) rather than bringing those requests back to city staff for resolution.
Council approved the lease with the mayor's noted modification; staff said the co-op is planning fundraising and grant applications for marina and building improvements and that the lease includes clearer site-use guidelines.
