The Patchogue Planning Board and Architectural Advisory Committee on May 13 approved a series of small-scale exterior work applications for downtown businesses and residential properties, including new signs, lighting upgrades and exterior painting.
Approvals included an application at 17 West Main Street to replace 11 exterior lights and add one recessed light in a drive-thru canopy; staff noted the lighting upgrade was intended to meet state requirements. The board voted to approve the lighting changes “as presented”.
The board also approved a signage application at 20 East Main Street for one sign on the north elevation, approving the submission with a suggestion to slightly increase the font size for the words "Main Street Apothecary." A separate sign application for the business formerly called South Ocean Grill — now proposed as "The Grill on South Ocean" — was approved for one sign on the west elevation; that application remains contingent on any required zoning changes handled by the Zoning Board.
The board approved an exterior painting and walkway repair plan for a two-family property at 331 South Ocean Avenue; the property will be painted dark gray with white trim and receive new windows and landscaping. The committee also approved a proposed wall sign and a hanging sign at 7 Village Green as submitted.
Staff described an additional lighting upgrade at 47 West Main Street (a bank) and confirmed it was on the agenda and would be approved as an application to upgrade lighting to current standards.
All items were approved by voice vote with no recorded opposition. In one case the committee asked the applicant to adjust lettering size before final sign fabrication; otherwise approvals were granted "as submitted" or "as presented." No financial incentives, variances or budgetary actions were recorded during these approvals.
