Board approves rezoning to create one additional lot on Rural Point Road in Henry District

The Hanover County Board of Supervisors on April 23 approved a request to rezone just under nine acres along Rural Point Road from A-1 (agricultural) to AR-6 (agricultural-residential) to allow one additional building lot in the Henry District.

Staff presentation and proposal Deputy Director of Planning Andrew Pompey described the parcel as sitting on the edge of the suburban service area; the conceptual plan showed two parcels after the split with shared access from Rural Point Road and a 100-foot thoroughfare buffer on the newly created lot along Bridal Point Road. The applicant proffered seven conditions including tree preservation for trees 5-inch caliper and larger outside build areas, brick or stone foundations for the new home, and shared access to minimize additional driveways on Rural Point Road.

Public hearing and decision The planning commission recommended approval 7–0 after one adjacent property owner asked questions during the commission hearing. No public speakers opposed the request before the Board. Supervisor Davis moved approval of "RAC 20 20 five-two," the motion was seconded and the board approved the rezoning without further recorded dissent.

Implementation notes The approval is subject to the applicant—s proffered conditions and compliance with the adopted conceptual plan; shared access and tree preservation measures are enforceable under county development regulations.
