Commission rejects Valencia Section 12 final plat over missing plat corrections and documents

The Manvel Planning, Development and Zoning Commission on March 10 declined to approve the final plat for Valencia Section 12, voting 1-6 after staff identified multiple required corrections and missing documentation.
Staff said Valencia Section 12 would subdivide about 15.8 acres into 59 residential lots, two blocks and six reserves, and that the proposed final plat must be revised to match approved civil plans and to add or correct information for street names, maintenance responsibility of reserves, lot sizes, letters of no objection from utility companies, updated letters of no objection from the drainage district, and a tax certificate. Staff listed roughly 10 specific items the applicant needed to provide before staff could recommend approval.
A commissioner moved to approve the final plat with the ten staff conditions; the motion failed 1-6. Staff recorded that the plat did not meet the checklist for final approval and will remain incomplete until the applicant submits the required documents and corrections.
