Commission approves Prairie Trace Meadows Phase 5 final plat and development plan with two deviations

The Planning Commission approved the final development plan and final plat for Prairie Trace Meadows Phase 5 on March 24. The phase covers approximately 20.96 acres and proposes 52 single-family houses on 50-foot-wide neighborhood lots; the commission approved the items by a 6–0 vote.

Staff described the phase as consistent with the revised preliminary development plan and noted seven open-space tracts, including stream-corridor preservation and a KCPL easement. The plan includes trail connections to adjacent phases and a sidewalk easement to continue the walking trail network. Elevations shown in the staff packet were described as representative of the product to be constructed.

Two requested deviations — the same types approved in other nearby phases — relate to landscaping: waivers for frontage trees in limited areas and for shrubs in preserved open-space corridors. Staff recommended both deviations to maintain continuity with earlier phases. The commission approved the final plan and plat and recommended the governing body accept dedication of right-of-way and easements as shown on the plat.

Why it matters: The phase provides 52 additional single-family lots within a larger, multi-phase development and preserves trail and stream-corridor connections; deviations were granted to maintain consistency with established design on adjacent phases.
