The Lander County Board of Commissioners approved a set of development agreements and associated parcel maps filed by Emerald Land Company (applications referenced as parcel maps 24-0042, 25-0003, 25-0004 and 25-0005) to subdivide APN 011-020-32 along Yellow Brick Road in Battle Mountain.
Each parcel map splits a portion of the parent 61–67 acre parcel into multiple smaller parcels and a remainder tract, and dedicates right-of-way for new local roads (Emerald Lane and Emerald Court) in the A-1 (agricultural) zoning district. The planning coordinator presented the location as north side of Yellow Brick Road roughly 883 feet east of the intersection with 20 Sixth Street; no substantive objections were raised during the hearing and commissioners moved and seconded approval for each agreement in sequence.
The actions included approval of specific square-foot lot sizes for the smaller parcels and final remainder parcels for the subdivision maps. Commissioners voted to approve each development agreement and authorized staff to finalize the recording and conditions required under county subdivision regulations.
Staff and commissioners noted these items were largely procedural: design and right-of-way dedications were complete and the motions were carried by voice vote with no additional conditions or public testimony recorded.
As with any subdivision, final recording will require compliance with the county’s conditions of approval, payment of applicable fees and submission of any outstanding maps or documents to the county recorder.
