The Planning Commission recommended approval of a variance request at 4323 Evans Locks Road that would reduce certain building setbacks and remove the Evans Town Center overlay’s maximum front setback requirement.
Staff presented the parcel—zoned M-2—near C-2 and C-3 properties and described an irregular site shape. The applicant requested reductions in building setbacks from 40 feet to 20 feet and asked to remove the maximum front setback required by the Evans Town Center overlay to allow greater flexibility for building placement. Staff said the requested 20-foot setback is consistent with adjacent buffering and that the requested front-setback removal is commonly requested; staff recommended approval.
Representatives of the owner/applicant (McGowan White Lumber Company or L and R Caribbean Retirement LLC) spoke in favor; speaker Bridal Mitchell identified herself and offered to answer questions. A planning commission member moved to recommend approval of file VA20532 and another seconded; the motion carried on a voice vote.
The Planning Commission’s recommendation will be forwarded to the Columbia County Board of Commissioners for final action. The record includes staff’s note that the 20-foot setback aligns more closely with neighboring development conditions.
