Planning staff said the 1.5‑acre lot contains an existing house and that the split would allow the owners to sell that house while keeping the remaining acreage for a new residence. The parcel abuts Cherokee County and sits among agricultural and rural residential properties; staff said the Rural Residential character is consistent with the area and recommended approval.
Stephanie Ray told the commission the house is an older family home and that nearby residents had expressed interest in buying it once the owners build their new house on the retained acreage. The commission moved to accept staff’s recommendation, and the motion carried by voice vote.
The planning commission’s recommendation will be forwarded to the full commission for final action under Pickens County’s land‑use process.
