The Planning & Development Board approved an amendment to the Hammock Dunes PUD that adjusts setback rules for pools and screen enclosures, changes perimeter side‑yard calculations and removes a 35% maximum lot coverage requirement while keeping a 30% minimum pervious‑area calculation.
Staff said the amendment stems from earlier approvals for the Hammock Dunes DRI and a preliminary plat that allowed a 28‑lot subdivision. The applicant proposed clarifications to setbacks for pools, pool decks and screen enclosures — setting a 15‑foot minimum rear setback — and sought elimination of the maximum lot coverage standard while preserving a 30% minimum pervious area requirement that mirrors standards elsewhere in the DRI.
Adam Mengel, planning staff, told the board the changes are mostly minor adjustments to accommodate smaller lots and that staff and the applicant agreed on revised language for mechanical equipment placement to avoid conflicts with drainage and utility easements. He also noted a letter of support in the packet from Michael Gill, president of the Hammock Dunes Owners Association.
Robert Dickinson, representing the applicant (Dickinson Consulting), stood for questions but declined to add further comment beyond staff’s summary. There were no public comments.
A motion to approve application 3173 passed. The board approved amendments to the Renaissance of Hammock Dunes PUD, finding the changes consistent with the land development code and the preliminary plat, and authorized amending the development agreement and site plan data table as necessary.
