Planning commission approves Fuse 520 elevations after developer redesign

The Maricopa Planning & Zoning Commission on June 6 approved the developer’s resubmitted elevations and related site materials for Fuse 520, a proposed multi‑story multifamily project near the southeast corner of State Route 238 and Loma Road.

Adam Baugh, representing the developer, said the resubmission incorporated commissioner feedback and softened building palettes, added articulation and awnings, and better illustrated ground‑level patios and amenities. Baugh said the project includes two buildings totaling about 348 units, exceeds required parking and includes 27 electric‑vehicle charging stations. He also showed 3D renderings and amenity plans including a pool and play areas.

Multiple commissioners praised the revised materials. Commissioner Rachel Laffau said the resubmission “shows the details that was requested” and praised the colors and textures. Commissioner Yo com/Yoakam (transcript spelling varies) and Commissioner Sharp said the awnings, façade breaks and material variety addressed earlier concerns about a flat, boxy appearance. After discussion, a motion to approve passed and the commission voted in favor; staff reported no public comments had been received prior to the hearing.

Staff noted the project meets the design review criteria in zoning code section 18.155, according to the developer’s presentation. The commission’s approval covered the site plan, landscape, photometric and elevation plans; staff indicated conditions in the staff report apply to final approvals. The item was presented as DRP 20101 (Fuse 520).
