Summary
The Design Development Review Commission granted a certificate of design approval for a two‑phase multifamily townhome project at 4623 North Main Street, approving massing, parking placement and materials while deferring entryway, landscaping and awning details to staff.
The Design Development Review Commission granted a certificate of design approval for new construction at 4623 North Main Street, approving a two‑phase townhome development while referring final entry, landscaping and awning details to staff.
Staff told commissioners the proposal is for a multi‑family townhome development in the North Main corridor overlay split into two phases; phase one places two townhomes closest to North Main and phase two places two inward units. Each townhome was described as containing four two‑story dwelling units. Staff said the phase‑one building along North Main will screen parking placed in the interior of the site using an eight‑foot wooden fence, shade trees and shrubs, consistent with North Main Corridor guidelines on parking placement and site screening.
The commission's action follows staff findings that the project's urban character and materials — brick veneer at the ground floor and vertical board‑and‑batten siding above — are appropriate for the district. Staff recommended approval with a set of design details deferred to staff, including additional articulation of front entryways through mailboxes, address lettering and lighting; confirmation that walkways from the interior entrances connect directly to the North Main sidewalk; landscaping along the walkway that connects to North Main; landscaping along the southern face of the second townhome from North Main; and coordination with staff on awning details above entrances.
Applicant Dan Scherer, sworn before the commission, said he had no objections to staff's recommendations and added, "They've been great to work with," when asked about coordinating with staff.
The commission moved to grant the certificate of design approval with the staff‑deferred conditions and voted unanimously to approve the motion.
The approved action allows the project to proceed subject to the listed conditions being finalized by staff; it does not record building permits or construction start dates.
