Dan Morelli of Morelli Design and Construction represented the applicant and described landscaping and pedestrian‑access revisions and a freestanding monument sign.
The project, which sits in the Business District (Neighborhood 3), received three variances from the Zoning Board of Appeals earlier in the process for side‑yard setback, front‑yard setback and architectural guidelines, Morelli told the board. "We made some modifications based on planning department's recommendations," he said, including added green space and moving the pedestrian walkway to align with the building entrance.
Board members asked a short list of remaining technical items. Staff and the applicant agreed to provide an urban‑runoff control plan; the board placed final approval contingent on that submission. A motion to approve the project contingent on the urban‑runoff control plan was made and seconded and the board voted in favor. The chair stated, "Motion's carried," after members signaled assent.
With the contingency in place, the board said staff may complete ministerial review and confirm the outstanding documentation before permits issue. The applicant thanked the board for their work and said he expected to provide the runoff plan within about 10 days.
Next steps: the applicant will submit the urban‑runoff control plan as a condition of final approval and then proceed to permitting.
