The Washoe County Parcel Map Review Committee unanimously approved tentative parcel map case WTPM24-0007 on Feb. 13, 2025, after a staff presentation describing a proposed split of a 180.92-acre parcel at 21505 Reno Technology Parkway West in the Truckee Canyon planning area.
Planner Tim Evans told the committee the request would divide the 180.92-acre parcel into two parcels of 177.65 acres and 3.27 acres and that the site is zoned general commercial. “The minimum lot size required in the general commercial zoning is 10,000 square feet or approximately 0.23 acres,” Evans said, noting the smaller proposed parcel would be about 3.27 acres and therefore exceed zoning minimums.
The staff report recommended approval, and committee member Wayne Handrack moved to approve “after giving reasoned consideration to the information contained within the staff report and the information received during the public meeting,” making the findings required by Washoe County Code section 110.606.03.E. A committee member identified as Rob seconded the motion; the chair called for aye and the motion passed unanimously.
The staff presentation identified the subject parcel and the Truckee Canyon planning modifiers that apply. The motion as read in the public record named Apple Inc. as the applicant for WTPM24-0007, while the staff introduction identified the case as for the Truckee Meadows Fire Protection District. The record contains both references; the committee approved the tentative parcel map subject to the conditions of approval included in Exhibit A of the staff report.
