Board approves construction manager at risk for John Marshall High School replacement project

The Northside ISD Board of Trustees voted Jan. 21 to award a construction manager‑at‑risk (CMAR) contract for the administration and classroom replacement project at John Marshall High School.
District staff recommended George General Contractors after a sealed competitive procurement. Facilities staff told trustees the CMAR delivery method will set fees based on a percentage of construction cost and that the guaranteed maximum price (GMP) will be established after schematic and construction documents are completed; the board was told the GMP is anticipated in summer 2026.
Trustees heard that the building committee had reviewed the conceptual plan. Pflueger Architects is the project architect; a representative was present during the discussion. The CMAR will work with district consultants to develop the project design, and any cost savings at project completion are returned 100% to the district under the CMAR arrangement, district staff said.
The board moved, seconded and approved the contract award; the vote was taken in open session.
