Augusta planning panel tables event‑center conditional use; board approves reduced rear setback for 427 N. State St.

The Augusta Planning Commission on Wednesday tabled consideration of a conditional use permit for an event center at 427 North State Street, while the Board of Zoning Appeals approved a variance that will allow the building to be set back as little as 5 feet from the rear property line so the owner can add ADA‑compliant restrooms and exits.

The conditional use permit, filed as CUP 2025‑02, would allow a multipurpose meeting and event center in a C‑1 Main Street Commercial district. Planning staff recommended approval subject to site plan conformance and building code compliance, but commissioners decided to postpone final action to get additional information about proposed operating hours, noise controls and parking. A motion to table the CUP carried by voice vote.

The planning staff report noted that an essentially identical use was previously approved in 2013 for the combined property (filed under 429 North State) but that the earlier CUP expired after 180 days under prior zoning rules when no building permits were pulled. The current owner acquired the property in 2010 and the building has been vacant for many years, staff said. The application included a site plan and exterior photos; staff found the request consistent with the Augusta Action Comprehensive Plan 2020–2040 and with surrounding C‑1 zoning, and listed standard conditions to reduce potential impacts.
