Walton County TRC continues several plats, forwards multiple items to BCC or director

At the TRC meeting members approved forwarding two final plats to the Board of County Commissioners and the director, conditionally approved a minor development order to the director, and voted to continue several other agenda items for additional reviews.
The Walton County Technical Review Committee on Thursday approved forwarding multiple final plats and a director-bound minor development order while continuing many other items to later TRC dates so applicants can address outstanding review comments.
Among the actions, the committee approved forwarding Lot 52 of the Kaya Beach Resort final plat to the Board of County Commissioners for consideration, conditionally moved the Grand Inlet at Park final plat forward pending minor surveying and planning clarifications, and moved the WRM Excavators workshop minor development order to the director for final approval pending resolution of outstanding comments. The committee continued a string of other items to January 22, 2025 or February 5, 2025 to allow applicants time to respond to agency reviews.
Bob Barrante, a staff reviewer, presented the Lot 52 Kaya Beach Resort plat (project PLA24-000045) on behalf of staff and said “all the comments have been addressed.” David Smith of Interlight Engineering, the applicant’s representative, said the replat simply adjusts a front lot line to match neighboring lots; staff recommended approval and the committee voted to forward the item to the Board of County Commissioners. Daryl Burgess of GeoPoint Surveying presented the Grand Inlet at Park plat and said the applicant has completed minor edits and recorded HOA documents; planning staff recommended conditional approval and forwarding to the BCC once remaining items are uploaded.
Rosanna Edwards, planning staff, presented several items and recommended continuances where environmental, fire, health or public-works comments were still outstanding. For the WaterSound Beach Club North parking addition (MIN24-000074), John Nash of O’Connell and Associates said the applicant had submitted a traffic study and intends to design a warranted turn lane; the committee continued that item to Jan. 22 to allow public-works and environmental reviews to be completed and to document any required amendments to related development orders.
For the WRM Excavators workshop (MIN24-000070), Rosanna Edwards said planning would recommend conditional approval to the director pending outstanding comments. Zach Brennan of Core Engineering told the committee he had resubmitted responses to planning and environmental comments; the committee voted to move the item to the director for final action, subject to all remaining comments being resolved.
The committee also handled routine procedural motions including approval of the Dec. 18, 2024 TRC minutes and several requests by applicants to table or continue items. The following list summarizes motions and outcomes recorded during the meeting.
