Elyria planning commission approves final plat for Juniper Ridge subdivision

The Elyria City Planning Commission on Oct. 14 approved the final plat for Juniper Ridge, a 50-unit subdivision off West Ridge Road and Brunswick Drive.

City planning staff recommended approval of the final plat for the project, identified in the record as case 2025-100112, and the commission adopted the recommendation after hearing from the applicant and city departments.

Bob Yost of Ridgewater LTD told the commission the street and most site improvements are complete and that the developer is ready to start building; he said the gas line has not yet been installed and electric work is ongoing. City staff said the parcel had earlier received cluster development and preliminary subdivision approvals and that outstanding typographical and survey corrections identified by the city engineer had been addressed in revised materials.

Assistant Chief Fire Marshal Marshall Gull said the Fire Prevention Bureau’s two principal concerns are apparatus accessibility and water supply. He said the department reviews access roads for turning radius and load capacity and looks to the city water mains and addressing for sufficient water supply. Gull said the bureau would grant conditional approval pending more detailed final plans addressing those concerns.

After no members of the public opposed the plat, Commissioner Eric Tedrow moved to approve the final plat; Director Panowski seconded the motion. The commission approved the motion by voice vote.

The commission’s action approves the final plat; the fire marshal and city engineer asked for final-plan level details before issuing their final sign-offs. The record shows the developer must finish utility work (gas and electric) and meet the fire bureau’s accessibility and water-supply conditions before final engineering acceptance.
