The Ogden Valley Planning Commission approved three preliminary subdivision items on Aug. 26, 2025, during its regular meeting. Each item was considered under administrative procedures and approved unanimously by the five commissioners present.
Rock and Bee Ranches (SPE2025-01) Applicant summary: Owner-proposed cluster subdivision creating five residential lots on 22 acres with about 14.9 acres of open space; private driveway; proposed single common well with individual septic systems for each house; Weber Basin Water for culinary and secondary water. Planning staff said the request met ordinance requirements for an administrative approval. Village Nest East (UBV072325) Applicant summary: Summit Mountain Holding Group (Powder Mountain) requested preliminary subdivision approval for Village Nest East, amending a prior plat to retain 20 single-family lots, add driveways and garages, and expand snow storage areas. Applicant Eric Anderson said the amendment addresses previous reliance on communal parking by providing individual lot access and additional snow storage pockets. Motion and vote: Motion to approve carried 5-0 after staff presented conditions and findings.
Nordic Village Phase 1B (UBN062425) Applicant summary: Nordic Village Ventures requested preliminary approval for Phase 1B, a 23-lot subdivision in the form-based zone. Applicant representative Ryan Christofferson described private road sections, utility easements and ski easements; staff noted that the subdivision approval relies on the developer’s street-regulating plan and future legislative items. Motion and vote: Motion to approve the administrative preliminary plat carried 5-0.
What this means: Each administrative approval requires the applicant to satisfy engineering, health, and other agency conditions before final plat recordation. For the two larger, interrelated Nordic Village items, additional legislative approvals (street-regulating plan amendment and development-agreement changes) also were considered later in the meeting and will require county-level action for recorded changes.
