Council hears rezoning request for 1516 McCain Lane; first reading set after public comment from builder

The Colleyville City Council held a first reading and public hearing on Sept. 3 for a rezoning request affecting 1516 McCain Lane, a 1.9-acre lot at the end of Kingston Drive. Ben Bridal, director of community development, explained the applicant seeks to change zoning from PUDR (planned unit development, residential) to RE (single-family estate residential) to allow construction of a new primary residence and a detached accessory dwelling.

Bridal said the lot meets the RE district’s minimum standards (80,000-square-foot lot, 200-foot width and 300-foot depth) and that the proposed accessory dwelling conforms to the code maximum of 1,200 square feet. Notices to surrounding property owners produced no responses, and the Planning and Zoning Commission recommended approval 5–2.

Builder Austin Frisbee of Frisbee Enterprises spoke in support during the public hearing, saying the proposed detached accessory dwelling would allow preservation of large trees by siting the accessory unit to retain existing mature specimens. He said building materials and exterior finishes of the accessory structure would match the main house.

The public hearing was closed and no action was taken at the first reading; the council will consider the ordinance and any required second reading at a future meeting.
