Staff update: Penrose RV and Boat Storage design reduced after BOCC review, variance request revised

Planning staff provided an update on CDP24‑001 (Penrose RV & Boat Storage), reporting that the applicant submitted a redesigned proposal after the Board of County Commissioners asked for more time and revisions.

Staff said the original BOZA approval was later questioned by the county commissioners; the BOCC tabled the matter and asked the applicant to redesign. The applicant reduced the project to two prefabricated storage buildings totaling 15,183 square feet (a decrease of approximately 2,850 square feet from the original plan), enabling the project to meet setback requirements and avoid the variance previously granted by BOZA.

Staff characterized the case as unusual because the BOCC intervened after a BOZA decision; staff said the Planning Commission does have the authority to make recommendations on such matters and that the commission’s guidance could inform BOCC review on similarly complicated applications in the future. The new design, staff said, allowed the applicant to drop the variance request and proceed with the BOCC‑approved plan. Staff reported the applicant is preparing building permits and that the project will be unmanned storage with chemical toilets as a sanitation solution onsite.

The commission received the update; no formal action was required of the Planning Commission.
