Council approves Square at Lomans PUD amendment and requires regular developer updates

Lakeway — The City Council voted unanimously July 21 to approve an amendment to the Square at Lomans Planned Unit Development that adjusts a parking layout, modifies a setback for the northeast townhomes and revises the Main Street delivery date.
Staff described three primary changes proposed in amendment No. 3: (1) relocating parking to the opposite side of Prazlin Pass as a design adjustment; (2) a 0-foot setback along the northeast row of townhomes that results in a corner dimension of about 22.4 feet from curb to building edge (staff emphasized a shared-use path and sidewalk will remain in place); and (3) changing the Main Street completion/delivery date to June 30 of the stated year. Staff noted visible site clearing activity had begun since the PUD’s earlier review.
Zoning and Planning (“Zappco”) reviewed the amendment and recommended approval unanimously. During council discussion members asked that the developer provide consistent public updates. Councilmember motions were amended to require a monthly public posting of project updates on the City Center website (posted on the fourth Thursday of each month) and a quarterly in-person update to council with the developer or developer representative present. The council accepted the amendment to the motion and approved the PUD amendment unanimously.
Council direction: staff to coordinate with the developer to post monthly project updates on the City Center page and to schedule a developer-led detailed update to council once per quarter; staff and the developer to ensure updates include Main Street construction progress and roadway work.
