"We are looking to divide it into 2 separate parcel. There will be no changes to the building, no changes to the current use," Wood said. Peter Hansen, representing House 7 LLC, joined online and was available to answer questions.
City staff noted the parcel had previously been approved for a planned unit development (PUD) that later expired; the site is now regulated under the city's manufacturing zoning. Staff said the division is requested to allow separate ownership in the future and recommended approval subject to the two conditions listed in the staff report.
Commissioners and the applicant discussed access. Wood said Lot 1 will retain direct access to Glenview Place and that the CSM includes an additional easement to provide further access between Lot 1 and Lot 2; she pointed the commission to sheet 6 of 9 in the application materials showing curb cuts and the easement. A commission member asked whether there were plans to extend Glenview Place; staff replied there are no current plans to do so but that future public-road extension could be considered if property owners and development needs justify it. A commission member also asked about current site use; the record reflects the property has been used for storage.
Alder Burst moved approval. "I'm just glad if something starts to happen here and that this is what it takes, then I don't see any reason to oppose," Burst said before making the motion. Mr. Altman seconded the motion. The chair called for the vote; commissioners voted aye and the chair voted aye. The motion passed unanimously. The staff presentation and applicant materials noted two conditions of approval; the staff report was referenced during the meeting but the transcript did not specify the full text of the two conditions.
The commission adjourned after the vote. The item will be placed on the Common Council agenda for final consideration on June 24.
