Berkeley County Council approves five zoning map changes, denies one application

Berkeley County Council held public hearings and acted on several zoning map amendments during its May 12 meeting.
During the public hearings, council read into the record multiple zoning petitions by title and afforded the public an opportunity to comment. For bills 25-15 (Edwin Bitter on behalf of 110 Edgebrook LLC; portion of TMS 222-00-00-01850, about 0.66 acre of a 15.19-acre parcel in the vicinity of Ladson, from Mobile Home Park R-3 to Manufactured Residential R-2, Council District 4), 25-18 (Sydney Fowler; TMS 196-09-01-057, ±2.2 acres on Sumner Lane in the Muntz Corner vicinity, from Manufactured Residential to Mobile Home/Rural Farm Residential, Council District 6), 25-20 (Jenny K. Keller; TMS 225-00-00-025, ±1.98 acres on Spotted Isle Lane in Muntz Corner, from PDMU to Rural Single-Family R-1, Council District 8), 25-21 (James and Margie Ard; TMS 225-00-00-026, ±1.75 acres on Spotted Owl Lane in Muntz Corner, from PDMU to Rural Single-Family R-1, Council District 8) and 25-22 (Philip Obi II; TMS 234-12-03-058, ±3.56 acres on Thurgood Road and Levin Nelson Lane near Goose Creek, from Manufactured Residential R-2 to Agricultural LE-1, Council District 3), council recorded “hearing none” (no public speakers) and later voted to approve each bill by voice vote.
Separately, council’s Committee on Land Use recommended denial of bill 25-38 (Sharon Hall Auto on behalf of Macchio and Arnold Hall; TMS 207-00-02-015, ±0.206 acres on Dropoff Drive and Vineyard Boulevard in the Jedburgh community, from Rural Manufactured Residential R-2R to Rural Neighborhood Commercial RNC, Council District 7). Council adopted the committee recommendation to deny the rezoning by voice vote.
Why it matters
These zoning decisions change permitted uses and development standards for specific parcels and may affect future development proposals and permitting for the affected neighborhoods. Denial of bill 25-38 preserves the existing residential/manufactured-residential zoning for the small parcel in Jedburgh.
Procedure and record
Each bill was read into the record by title during the public hearings; no members of the public spoke on these petitions during the hearing. Council then took up third readings and votes; all approved zoning changes and the denial were recorded as motions with voice votes.
