The Overland Park Planning Commission on July 14 approved a deviation (DEV 2025-28) for an accessory building enlargement at Eskridge Estates, 10611 W. 176th Terrace, after staff concluded the request met deviation criteria and neighbors had been contacted.
Staff described the request: zoning allows 900 square feet for accessory structures, plus 300 square feet for each acre over one acre. The subject lot is two acres, so the allowed maximum was 1,200 square feet; the applicant proposed a total accessory-building area of 1,450 square feet, exceeding the maximum by 250 square feet.
Staff found the proposed addition "uses the same materials and architectural style" as the existing home and accessory structure, will meet setbacks, and is the most feasible location given utilities and septic constraints. The applicant, homeowner Paul Johnson, told the commission he agreed with the stipulation. "Yes," Johnson said when asked if he accepted the condition.
Commissioner Masilonis moved approval subject to stipulated condition A; the motion passed 9-0. The staff recommendation concluded the deviation aligns with the spirit and intent of the Unified Development Ordinance and Johnson County subdivision requirements and that the accessory structure will keep vehicles and equipment out of view of surrounding properties.
