The Hernando County Planning & Zoning Commission approved a conditional plat for the Crystal Waters subdivision on July 14, finding the revised plat consistent with the previously approved rezoning and county land‑development rules.
Planning staff told the commission the applicant revised the plat to reduce density: the conditional plat shows 208 lots of 50‑foot width rather than the 250 lots originally contemplated with a mix of 40‑ and 50‑foot products. Staff confirmed the revised plat complies with the zoning approval associated with H2251 and with the Land Development Code.
Brian Serak of Clearview Land Design presented for the applicant and answered commissioner questions on setbacks and lot widths. Commissioner Justin Noe moved to approve the conditional plat; Commissioner Axel David seconded. The motion passed 5‑0.
