Montezuma County planning commissioners voted unanimously to recommend approval of a two-lot moderate subdivision application submitted by Dolores State Bank that would create a 3.2-acre parcel and a 5.94-acre parcel at 27880 Highway 160 in Cortez, with the larger parcel proposed for sale to Tractor Supply.
Planning staff reported the property is currently zoned commercial and that all infrastructure for the bank site exists. The Colorado Department of Transportation advised either aligning the parcel's access with an existing driveway on the north side of the highway or moving the access to the west; either option would require a CDOT access permit and a level-2 traffic assessment. Staff noted the original Dolores State Bank access was permitted in 2007 and an opposite permit was issued in 2008; the property opposite the site is owned by L and L Mini Storage LLC (not Cliff Rose Nursery, as some materials mis-stated).
Commissioners asked about CDOT's position and learned the agency gave the owner two choices for relocating access; staff said the landowner may choose either option and that an easement will likely be required if both parcels use a single access. There were no public comments. The commission recommended approval without additional conditions and the item will be forwarded to the Board of County Commissioners.
