Planning commission approves Circle Cliffs partial amendment preliminary plan

The Ivins City Planning Commission on April 29 approved a partial amendment to the Circle Cliffs preliminary plan to show three lots to be sold individually at approximately Main Street and 300 North.
Staff said the application is complete and conforms with the general plan and applicable zoning. Jared Madsen, representing the applicant, described the change as segregating three lots for individual sale. Staff noted a utility line (Rocky Mountain Power) running down the side of one proposed lot and said the applicant has been advised that the utility may be asked to go underground or the developer will need to accommodate the line.
Commissioners visited the site and commented that removing existing, deteriorated structures and replacing them with planned lots would be an improvement that fits the surrounding pattern of development. No members of the public spoke. After brief discussion the commission moved, seconded and approved the preliminary plan amendment by voice vote.
Staff recorded the approval with findings that the amendment fits the general plan and zoning compatibility of the area; final plat and technical review will address utilities and any required adjustments.
