Forney commission approves multiple site plans and replats; tables one application

The Forney City Commission approved a series of site plans and replats during a short business session, voting to approve a replat for Radiance Springs, site plans for Texas Collision (auto body), a multi-tenant retail center on FM 548, a Tractor Supply store, Texas Health Resources Forney Medical Office, and a replat for I-Twenty Industrial Park Phase 2. The commission tabled a separate site plan for Trail House Park Entertainment so staff and the applicant could resolve engineering-design issues.

City staff recommended approval for each item the commission approved and recommended tabling the Trail House Park plan because one driveway did not meet the city's Engineering Design Standards.

Key approvals and project details announced during the meeting:

- Radiance Springs replat (Ansey McKellar addition): Staff described a revised plat that enlarges rear yards and creates an open-space area to avoid easement cuts across backyards. The plat was reported to meet the SF6 residential district requirements and was approved by motion.

- Texas Collision site plan: The commission approved a 12,500-square-foot auto body repair building to be located north of FM 1641 and west of Currency Circle (behind the structure at 200 FM 1641). The approved site plan includes a fire lane around the building, chain-link security fencing, and typical hours of operation stated during the conditional use permit approval as Monday-Friday, 8 a.m. to 5:30 p.m. Staff noted any necessary utility easement abandonment would be addressed on the plat before construction.

- Slate FM 548 retail site plan: The commission approved a single-story, 14,000-square-foot multi-tenant retail building at 157 South FM 548, with 90 parking spaces and exterior materials proposed as stucco and brick. No tenants were identified during the meeting.

- Tractor Supply site plan: Approved a 24,000-square-foot farm-supply store with a fenced outdoor display area; staff said the landscape plan and parking comply with zoning requirements.

- Texas Health Resources Forney Medical Office: The commission approved an 18,000-square-foot medical office north of U.S. Highway 80 and west of North Gateway Boulevard with 321 parking spaces; elevations show brick exterior materials.

- I-Twenty Industrial Park Phase 2 replat: Approved a 5.8-acre replat to establish boundary lines and easements for the future farm supply store site.

During approvals, commissioners asked staff questions about adjacent uses, utilities and easements. For the Texas Collision site plan, a commissioner asked whether an American Telephone & Telegraph Company easement and a 10-foot water easement beneath the facility would remain or need abandonment. Staff said any abandonment needed would be addressed on the plat when it returned for approval.
