Marion County commissioners approve two small-scale land-use map corrections

The Marion County Board of County Commissioners approved two small-scale land-use amendments on the planning and zoning consent agenda at its Aug. 18, 2025, meeting in Ocala.
The board voted unanimously to approve case 25S10, a request by Oak Run and Associates Ltd. to change roughly 9.13 acres from high residential to commercial within the Oak Run Development of Regional Impact, and case 25S11, a request by Jennifer Ehlenberg to change 3.85 acres from high residential to medium residential. Commissioner McLean moved to approve the planning-and-zoning consent items; Commissioner Curry seconded, and the motion passed 5-0.
Staff presented both items as small-scale plan amendments on the consent agenda. Chuck Verriden, director of Growth Services, said the Oak Run item corrects an error on the county map dating to about 2013–2014 so the map will reflect the correct land-use designation. For the Ehlenberg parcel, staff said the change lowers an existing high-residential designation to medium residential because there are currently no utilities available at the site and the owner anticipates development at roughly 1.3 dwelling units per acre.
Both parcels were read into the record during the consent portion of the meeting. The legal advertisement for the hearing (legal ad number 11531191) was published in the Star Banner on Aug. 4, 2025. No member of the public pulled either consent item for separate consideration.
The consent vote clears the two map changes without additional public hearings. The board moved on to individually considered zoning items after the consent agenda.
