The Lyon County Planning Commission voted 5-0 to approve a tentative parcel map that divides an approximately 40.33-acre property on Mackenzie Lane in Mason Valley into two parcels, the smaller parcel being 20 acres.
The application, submitted by Raylan D. and Paula J. Bodin (APN 012-281-15; PLZ-2025-046), proposes two parcels titled Parcel 2A (about 20.33 acres) and Parcel 2B (about 20 acres). Commissioner Merritt moved approval and Commissioner Sellers seconded; the motion passed unanimously.
Staff reported the site is currently vacant with one well on the property; future development would require additional wells, septic systems and county road encroachment permits for any new driveways. The property sits in an area designated agricultural in the Mason Valley Rural Character District and converts from Title 10 RR-5 to Title 15 RR-20 zoning standards under the county’s code. Staff said parcels meet the minimum 20-acre net lot-size and frontage standards and that the proposal should have minimal impact on existing streets and drainage. Mason Valley Fire Protection District plan review will be required prior to future development.
No public comments were received in person or online on the item, and the applicant did not provide additional testimony during the hearing.
The commission’s approval is limited to the tentative parcel map; future structures or use changes require separate permitting and plan review. The packet lists 13 conditions of approval for this tentative map.
