Intermediate school design 75% complete; construction manager running pricing rounds

District project staff and the construction manager updated the board on the intermediate school project, reporting the design is roughly 75% complete, and that three rounds of construction pricing are underway to refine the guaranteed maximum price (GMP).
Project manager Mike Spade introduced Christian Salazar of CR Crawford Construction, who said the team recently completed a first-round pricing exercise and will conduct two more rounds of line-item pricing with subcontractors to align design and cost. Salazar said the exercise is not formal bidding but a market check to allow value analysis and avoid bid-day surprises; the team’s goal is to be able to present a GMP within the district’s target budget margin.
Spade said the design is largely complete but still requires mechanical/electrical/plumbing coordination; the design team expects to submit documents to review agencies (Department of Health, building inspector and Department of Education); the district has a deputy fire marshal on staff and will not need to submit to the state fire marshal. Spade acknowledged the project is a bit behind schedule due to unforeseen items but said the team expects to recover and meet milestones.
Board members thanked the project team; no formal approvals were requested at this update.
The presentation identified near-term steps: finalize MEP coordination, complete subsequent pricing rounds, and prepare regulatory submittals and the GMP package.
