Planning staff described case CA2025-5 as a housekeeping amendment affecting the comprehensive development code: revisions to Division 708.09 (PRDSF), section 708.14 (PRDMF), 708.20 (mixed-use development), and section 712.08 (tree protection and landscaping). Staff said a longstanding exemption allowed single-family zoned properties to avoid tree regulations, which had caused municipal-court issues when developers sought to use that clause to avoid tree obligations on PRD projects.
"This is an attempt to clean that up and get the language more straightforward," planning staff said. No members of the public spoke in opposition, and no substantive policy debate was recorded during the hearing.
A commissioner moved to approve the code amendment "as written," the motion was seconded, and the commission voted in favor. Planning staff and the chair noted that approved recommendations would be forwarded to City Council for final adoption, and that applicants or interested parties may attend the council agenda review or hearing to answer questions.
