The Lewiston Planning and Zoning Commission voted Feb. 5 to approve a cluster subdivision application for the Higher Family Limited Partnership after staff and the applicant adjusted lot sizes and frontage requirements.
Regan, representing the Higher Family Limited Partnership, and engineer Tim Christiansen presented revisions to the preliminary plat that enlarged lot sizes and provided the required frontage. Commission members noted the plan now complies with the city’s subdivision dedication requirements.
Commissioners recorded that the proposal includes an open-space dedication of 27.75 acres; the three subject lots are each about 2.25 acres, which the commission said brings the total dedicated area to roughly 30 acres for the parcels under discussion. A planning member said the adjustments addressed the deficiencies identified at the prior meeting.
A planning member made a motion "to approve the cluster subdivision, based on the survey we have in front of us here." Another member seconded, and the commission approved the motion by voice vote.
No additional conditions or council action were recorded at the meeting; the commission noted staff will prepare the final documents needed to complete the subdivision filing and related dedications.
