District reports progress on roofing program; 1.5 million square feet replaced since 2019

District staff presented a roofing update showing progress since the 2019 bond and a 2021 insurance award.
Corey Miller and Justin Milner told the board the district's total non-metal roofing inventory is about 2,700,000 square feet. Using bond funding from 2019 and insurance proceeds from 2021, the district has re-roofed about 1,500,000 square feet of that total, which staff described as a significant improvement from 2019 when roughly 43% of roofs were out of warranty.
The administration said the roofing system used on recent projects is a 135-mil TPO fleece-back fully adhered system over a half-inch cover board and includes a three-inch hail warranty. Staff showed examples of sites that sustained cosmetic hail damage in 2021 but remained watertight and under warranty.
Planned 2023 bond work (described by staff) would address another estimated 150,000 square feet, leaving an estimated 190,000 square feet out of warranty in the near term; projected needs for the next bond cycle were estimated at about 400,000 square feet out of warranty by the following cycle. Staff recommended continuing roofing work as a future bond priority and said they will track warranties and forecast future bond needs.
