Coconino County planning commission approves RV as permanent residence at single property

The Coconino County Planning and Zoning Commission on Dec. 4 approved Conditional Use Permit CUP24045 to allow an RV as a permanent residence on a property in the AR (Agricultural Residential) zoning district.

The decision came after staff confirmed the applicant had received the staff report and the commission read recommended conditions. Becky Graves, the property owner and applicant, said she had seen the staff report and agreed with the conditions and procedures. "Everything else is fine. I agree," Graves told the commission.

Staff described the request as a routine conditional-use application: RVs are allowed as permanent residences in the AR zone only with a conditional use permit and the staff report included four recommended standard conditions of approval. Staff also reminded the applicant that any electrical hookup would require a separate building permit and inspection from county building and environmental services.

After closing public comment (no members of the public addressed the case), Vice Chair Wilson moved to approve CUP24045; Commissioner Williams seconded. The commission voted unanimously: Commissioners Ruggles, Best, Williams, Tovey, Walsh, Wilson and Chair Burton all voted "aye." The motion passed and the conditional use permit was approved by the planning commission.

The approval attaches the four standard conditions of approval in the staff report and does not alter other permitting steps: the applicant must still obtain the required building permit(s) and inspections for electrical and utility connections.
