Luxon, planning staff, presented a consolidated update to the town's Land Development Regulations (LDR) and the Planning and Zoning Commission recommended the package be forwarded to Town Council.

Luxon described the LDR update as a grouped set of housekeeping and substantive changes that the town has been collecting over recent years. "This is an update to our land development regulations," Luxon said, and the package covers edits to chapter 82 (landscape/street buffers), chapter 90 (subdivision standards), chapter 94 (tree ordinance references), chapter 98 (zoning front‑yard standards), and the town fee schedule.

Key proposed changes discussed by staff and the commission include:

- Street buffer landscaping exception: staff proposed a formal exception allowing waiver or modification of landscape buffer widths when site constraints prevent street‑edge planting, provided required trees are planted elsewhere on site. Luxon said the change would "allow someone to request to shift where those trees are located if they have some sort of constraints based on the site."
