Following public comment from a neighbor who described the parcel's current open and natural character and said the space had functioned informally as community open acreage, commissioners expressed concern about approving a land-use change without the applicant present to clarify intent and to address buffer and access questions. Commissioner Nick Holmes moved to deny the rezoning; the motion was seconded and carried 5-0.
Commissioners noted that denial preserves the existing PDPSU classification and that an applicant could return at a future hearing with full representation and documentation supporting a rezoning request.
