Commissioners approve additional buffer reductions for Wade Green storage project per revised October 2024 site plan

The Cherokee County Board of Commissioners on Jan. 7 approved an appeal of a Zoning Board of Appeals denial and granted additional buffer reductions for a planned self-storage development at a site near the intersection of Highway 92 and Wade Green Road, per an October 2024 site plan presented by the applicant.
Zoning Administrator Thomas Traylor told the board that the property is inside the Bells Ferry overlay and that the applicant previously received approval in 2024 for a special use permit and concurrent variances for a self-storage facility. The ZBA denied a further variance request 4–1; the applicant appealed that denial to the county commissioners.
Applicant Doug Stevenson of Boardwalk Storage told the board the revised plan does not increase the total square footage but reconfigures the buildings into single-story structures with basements, removes elevators, and improves vehicle access, which the applicant said will make emergency access and customer circulation better.
Commissioner Ragsdale, whose district includes the site, moved to approve the appeal and specifically to approve the October 2024 site plan showing the reduced buffer elimination. Commissioner Carter seconded. Commissioners voted unanimously to approve the appeal and permit the additional buffer reductions per the October 2024 plan.
The decision affirms the applicant’s revised proposal to reconfigure building layout and provides the developer with the reduced buffers shown on the approved site plan. The file for case 2409-047V and the approved October 2024 site plan will reflect the board’s action.
The project will proceed through the county’s permitting process with the approved plan; no additional conditions were announced at the Jan. 7 meeting.
