The Placer County Planning Commission on Oct. 23 approved a conditional-use-permit modification to adjust mapped boundaries between Lot 14 and the common open-space Lot A in the Woodbridge Ranch subdivision in Granite Bay.
The commission acted on a staff recommendation to permit a minor boundary line adjustment and associated modification to CUP 722 and SUB 109 after staff determined that Lot A would be reduced by 0.22 acres — a change that requires commission review rather than an administrative approval.
Staff said the change corrects a longstanding discrepancy between recorded property lines and on-the-ground improvements. Senior Planner Nizar Slim told the commission the privately owned Lot 14 contains a residence, pergola, utility shed, covered patio, basketball court and ground swimming pool; some improvements currently extend into Lot A. Staff recommended conditions requiring the owners to apply for retroactive building permits within 30 days of approval, to move the shed outside the county—s 10-foot rear setback, and to relocate any other features that would be nonconforming once the new lot line is recorded. Slim noted a similar, earlier adjustment for adjacent Lot 15 was processed administratively because that exchange did not reduce the HOA common area.
Douglas Cappiello, speaking for the buyers Stephanie Sandretti and Matthew Sandretti, said the listing and escrow materials represented the fenced yard as part of their property; satellite imagery shows the configuration more than 20 years old and the HOA supported correcting the map. "Everyone is in agreement that this is something they want to do — the HOA and the new homeowners," Cappiello said at the hearing (00:45:31).
Commissioners pressed for clarity on timing and setbacks; staff said the shed will be moved so it sits at least 10 feet from the rear property line once the MBLA is recorded, and the owners agreed. After limited deliberation the commission voted to approve the modification and adopt the staff-recommended conditions.
The decision was made by roll call with the following recorded votes: Yes — Watts, Johnson, Renting, Jewell, Alves, Beckler. No commissioners recorded dissent. There was no public opposition at the hearing.
The commission—s approval requires the owners to complete the physical adjustments and building-permit actions identified in the conditions of approval; staff noted the gazebo and other items will be handled as permits or by relocation as needed. Appeal rights were not read because there was no public comment opposing the item at the hearing.
