The Grosse Ile Township Board on Oct. 27 approved a redevelopment liquor license for Osprey LLC, which proposes to rehabilitate the former Nate’s site at East River Road and operate an event center for weddings, parties and similar gatherings.
Under Public Act 501 of 2006 and the Michigan Liquor Control Code cited in meeting materials, a redevelopment liquor license is facility-specific and may be issued in addition to quota licenses when the applicant demonstrates a required level of investment in property rehabilitation. Applicant counsel said Osprey LLC submitted a cost affidavit showing approximately $525,000 in planned improvements — well above the $75,000 statutory threshold discussed at the meeting.
Why it matters: The license allows on-premise alcohol sales tied to a redevelopment investment and is restricted to the approved facility; it is not transferable to another location. Board and DDA materials said the project is intended to support downtown events and economic activity.
During the discussion, Ross (community development) and the applicant’s counsel explained the statutory requirements and the investment estimate. The applicant’s counsel, Chris Tower, said the facility will host events such as weddings and graduations and that the LLC’s sole member, Jeremy Reyna, has purchased the real estate and plans substantial improvements.
The board approved the license by voice vote. Materials attached to the action item and the DDA’s prior review document the investment affidavit submitted with the application.
