Council approves North 32 subdivision final plat with secondary access condition

The Nogales City Council on Nov. 5 approved the final plat for North 32, a 32-lot residential subdivision on roughly 4.98 acres at 1795 North Loma Mariposa Road, and added a condition requiring a secondary emergency access.

City planning staff said the site lies inside the citys designated growth area and is zoned for multifamily as well as single-family uses. Access will be from Loma Mariposa via a private internal street; the applicant must meet the conditions in Exhibit B before the plat can be recorded.

Council members pressed staff on emergency access, fire hydrant spacing and cul-de-sac length. Staff reported that the proposed public street length is 0.16 miles (about 844 feet) and that the Fire Department had reviewed and signed off on the plan. Because of length and fire-safety concerns, planning staff added a condition requiring a secondary access via the existing water-line easement to the northeast; council approved the plat with that amendment.

The item was an approval of the final plat layout; subsequent steps include submittal of improvement plans for water, sewer and street construction and final permitting. No construction had begun at the time of the council meeting.
